Port Ludlow Custom Homes builds custom homes to your specifications on your lot. You have the option of being involved as much or as little as you wish; we're happy to simply be your consultant, to take care of every detail of building your dream home, or anything in between. We take your ideas from Concept to Reality:

• Site Plan
  We work with you to develop a site plan that complies with county codes and maximizes your enjoyment of your property. This includes the landscaping plan and other aspects of planning which don't require permits but which very important to ensure a quality finished home that comes in on time and on budget.
• Architectural Drawings / Design Consultation
  We work with you and your architect, and help fine tune your concept and your ideas until they are ready to go to permit.
• Septic Review (if necessary)
  There are a lot of rules and regulations for septic systems; most of which are for good reasons. We can walk you through this process.
• Permit
  We have a lot of experience successfully navigating the county permit process, and we're still sane. We can help you preserve your sanity.
• Site Work
  This involves excavating, setting and installing the foundation for your home, getting the elevation of the house right. If eliminating stairs is important to you, this can be one of the most important steps.
• Framing - Vertical Construction
  We negotiate with, supervise, and guide the trade specialists.
• Weatherproofing, Roofing, Siding, Windows
  With so many choices, it's good to have an expert assist you with narrowing down the product selection based upon your criteria.
• Mechanical - Heating, Electrical, Plumbing
  We know the proper sequence to schedule the steps involved in this aspect of the construction of your home to ensure that the quality of your custom home is high, and that it stays on budget. It really helps to work with an expert who knows how to handle the details such as where to put the plugs, the security system, the sound systems, and who knows the pros and cons of various types of systems, such as heating. For example, baseboard heat is the least expensive to install but costs the most to operate, and all heat pumps are not created equal.
